I received an email recently from a couple who may be relocating to Kansas City from out of state. They are coming from an affluent city and wanted to have at least 4 bedrooms, 3.5 baths and a 3 car garage. They were shocked to hear there were over 70 subdivisions they could look at just south of I-435. They wanted something 10 years old or younger. My suggestion to them (besides hiring me, of course) was to use the map search or  take a drive from Stateline to 143rd Street and then head west until they hit Pflumm (pronounced “flum”) then south on Pflumm to 151st and head East to Nall then South on Nall to 159th street and head west to Blackbob. Make sure to write some notes and/or take some photos along the way. That little “S” pattern will take you by 50+ neighborhoods in the $350K to $1MM+ range, within the age range they were looking for, with or without a lot of amenities, with or without wood roofs, lots or a little of stucco, and so on.

I also suggest they could use http://maps.google.com/help/maps/streetview/ . Although not ALL of the areas are on google streetview yet, so don’t rely on it as the only source of information. This is where an area expert comes in handy. 🙂
